This is the Valley's newest master planned community located in North Las Vegas, and it will be built on 1,905 acres. (To put that into perspective, Summerlin is 22,500 acres and Southern Highlands is 2,300 acres.) 7,000 homes and 20,000 residents are projected at build-out, with Del Webb's Sun City Aliante, K B Homes, Pulte, D R Horton and Pardee Homes all participating. Planned amenities include an amphitheater, 20 acre nature discovery park, 18 hole municipal golf course, two traditional parks, linear parks, soccer and ball fields, picnic areas, and arroyo and trail system. In addition, two elementary school sites and a middle school site have been proposed.

 


 

 

Anthem

A truly outstanding 4,755 acre Del Webb community nestled high in the Black Mountains south of the city with outstanding views and world-class amenities! Driving through the tunnel past the Anthem waterfall is like entering a whole new world far removed from Las Vegas! Anthem  features three distinct neighborhoods, Anthem Coventry, approximately 1200 single family homes moderately priced from the low $400,000s to about the $950,000 range, Sun City Anthem, a Del Webb retirement community from approximately $275,000 to $1,200,000, and Anthem Country Club, an exclusive guard gated private golf neighborhood of upper end production homes and custom home lots, lots ranging between $850,000 to $1,950,000 and homes from $500,000 to over $6,000,000.

Desert Shores

A beautiful planned community of man-made lakes in the northwest at the eastern edge of Summerlin with approximately 3500 homes. The lakes are stocked with fish and there is a resort-style community center with pool and spa, beaches, sand volleyball and picnic areas. Homes and condos are priced from approximately $325,000 to $1,300,000.

Eldorado

 To the far north of the city this community offers modestly priced homes in a lovely family setting with parks and schools within the development. Part of the city’s growing "Golden Triangle", this area is great for first time home buyers and large families who need a lot of home for the money. Homes are priced from the mid $200,000s to about $650,000.

Elkhorn Springs

Located in the far Northwest portion of the valley close to Mount Charleston and the ski resorts, this area offers excellent values for first time home buyers and larger families on a budget. Still considered a remote area, land prices are low enough that developers can charge less for quality homes. And area services are going in fast with schools and shopping. Prices start here in the mid $200,000s.

Green Valley

On the southeast side of the Valley in Henderson, this is one of the premiere master-planned communities in the area. Over 8,000 acres of homes ranging from $350,000 to over $6,000,000 this area offers something for anyone! As part of the city of Henderson, Green Valley is full of neighborhood parks and walking trails, and has an outstanding array of shops, gourmet restaurants and retail services. The schools in this area test high for the district and Green Valley High School claims the distinction of being one of the top ten high  schools overall in the whole United States in 1997! This area is noted for being family-oriented and its high quality lifestyle.

Green Valley Ranch

Green Valley was such a success that developer American Nevada Corporation built this smaller sister community. Nestled into the Black Mountains at a higher elevation, Green Valley Ranch offers another 1300 acres of beautiful homes, biking trails, parks, green belts and wonderful schools. With the completion of the District at Green Valley Ranch it also offers a fabulous array of stores and restaurants, and the new Henderson Community Center is a masterpiece with its amphitheater, library and community pool. Prices are from about $350,000 to approximately $2,000,000.

Iron Mountain Ranch

This is a smaller community just getting underway in the growing northwest area of town. Set on 337 acres, it will offer 1700 moderately priced homes and a European spa.

Lynbrook

Another one of the small master planned communities on the Northwest side of town offering terrific values for the first time home buyer. This community is a totally gated neighborhood with four wooded parks and walking paths with ponds and brooks and prices range from the mid $200s up to $500,000.

Mountains Edge

This is a beautiful new 3,000 acre neighborhood being developed on the Southwest side of the city by Focus Commercial Group. About 500 acres of open space will be featured within the community, which will comprise about 12,500 residences from more than 20 builders. The first model homes opened in 2005, and other builders have opened sales trailers. Amenities will include neighborhood parks, as well as a clubhouse with two swimming pools, a spa, kitchen, party room, basketball court, playground, workout areas and barbecue facilities. Mountain's Edge encompasses much of the Las Vegas Valley's historical elements because of its proximity to the Old Spanish Trail.  One of the area's main attractions will be an 80-acre, western-themed park, one of four that will honor the early residents and visitors in the surrounding area.

Peccole Ranch

A lovely family neighborhood especially noted for its pocket parks and walking paths, Peccole Ranch is located west of the city near the Lakes and Summerlin. There is a wide variety of homes and prices form modest family homes to luxurious estates in the prestigious guard gated Queensridge. Queensridge has a very European feel to it with winding treelined streets and its own private pool and tennis facilities. Prices generally range from the mid $300s to over $4,000,000 for estates.

Rhodes Ranch

A beautiful guard gated public golf course community in the far southwest section of Las Vegas with lots of lush landscaping and meandering sidewalk trails built around the Rhodes Ranch golf course. Home prices run from the mid $300s to the mid $800s.

Seven Hills

Absolutely some of the most incredible views in the city are to be found in this 1300 acre hillside community in the southern foothills! Built around the Rio Secco 18 hole championship golf course and the Butch Harmon School of Golf, Seven Hills features both developer built homes ranging from the $350,000 mark to $1,200,000, as well as numerous custom neighborhoods with mansions going past the $5,000,000 mark. Plus the whole community was designed to have numerous parks and green belts to keep an expansive feeling.

Silverado Ranch

Just adjacent to the popular Green Valley but actually within the city of Las Vegas, Silverado Ranch offers a more affordable array of homes for those who love the southeast location. Priced from the high $200,000s, Silverado Ranch started construction in the late 1990s and already has a host of its own stores, theaters and shopping while still within easy access of the more upscale properties in Green Valley.

Silverstone Ranch

An affordable golf-club living community by Pulte Homes centered around the pristine fairways of the 27 hole championship golf course of Silverstone Golf Club.  Nestled at the base of the Sheep Mountain range in the far northwest, Silverstone Ranch offers a variety of entry-level, move-up, upgrade, and multifamily homes priced from the low $300's up to $900,000 and ranging in square footage from 1558 to 3448.

Summerlin

By far the largest master planned community in the city and rated #1 for growth in the entire nation, Summerlin occupies 22,500 acres on the northwest side of the city and features an extensive array of parks, biking and hiking trails, shops, schools, libraries and business districts as well as community tennis courts and pools, recreational facilities and an amphitheater for performing arts. Over 64,000 homes will be contained within its borders at complete build-out, and it has numerous public and private golf courses and retirement communities as well as family-oriented neighborhoods. Prices here range between the low $300s to over $4,000,000 in the custom home developments.

The Lakes

Located directly west of the Strip, this community was built in the mid-1980's around several large man-made lakes and offers a variety of water sports. There are lots of green belt areas and jogging trails, and a variety of residential properties from condos priced in the low $200,000s, to semi-custom homes priced from the low $300s to the high $700s, to custom homes on the waterfront priced from $1,500,000 on up.
